Loan Search is a trade name used by Loan Information Services Corp., a New Jersey corporation with offices at 532 Bloomfield Avenue, Verona, New Jersey. Loan Search has been in business since 1994. We are a New Jersey Mortgage Broker holding License number 9400835-C20.

Loan Search is not a lender. It is a computerized loan originator. As such, it makes no credit or loan decisions. It does not issue loan commitments.

The information you give us is not an application for credit. We use it to see if you may be qualified for a loan and, if so, which lenders, other brokers, and loan programs may be suitable for you. Loan Search does not obtain a copy of your credit report, we assume that your credit is good and that the information you provide is reasonably accurate. With the information you furnish to us, we are able to advise you as to specific lenders and loan brokers who can offer you the most competitive mortgage loan rates for the kind of loan you are seeking. We are able to tell you about the best interest rates and programs being offered for your needs on any given day from at least fifteen (15) lenders who have contracted for our services. We are lender-neutral. Our policy is to advise you of the best programs for your needs. In this regard, we consult with you, as a potential borrower, in helping you choose your own loan. We also provide administrative services with respect to the lending process.

Loan Search does not sell or share the information you provide to us with any lender or third party. if you decide to apply to one of our lenders, we will provide that lender only with your information for the sole purpose of letting the lender know of your interest in their loan offering and your general qualifications.

In providing these services, we don't act as your agent or as the agent for lenders or other brokers. You are not charged for our service by Loan Search or by any of our lenders. We are lender-neutral. Our policy is to advise you as to the loan rates and programs available from our lenders most closely matching your own requirements. Because it is you that selects the lender, you will need to use your judgment in making that selection. You will need to submit your loan application and required fees to the lender that is offering the loan you have chosen. You will deal directly with them and they will deal directly with you. The lender may require you to pay an application fee, for the cost of credit report(s), appraisals, and other items necessary to process your mortgage application. Each lender sets its own fees and its own policies.

Loan Search receives compensation from lenders and other brokers for its administrative, marketing, and advertising services and the goods, facilities, and other services it provides to them. We have independent contractor agreements with various lenders and other brokers, and may receive fees in connection with any loan request you make to them. Where our compensation is based on actual loans, we never receive more than 3/8th of 1% of the loan amount from the lender. The rates and fees charged by our lenders are the same as those offered to customers who found them independently of Loan Search.

In connection with the application you make to a lender or other broker, they will furnish you with certain disclosures required by law. You can expect to receive material about your cost of credit; good faith estimates of your settlement costs; mandated booklets produced by the U.S. Department of Housing and Urban Development; that the mortgage loan servicer of your loan may change; and your right to a copy of property appraisals done in connection with your loan.

The Equal Credit Opportunity Act prohibits creditors from discriminating against credit applicants on the basis of race, color, religion, national origin, sex, marital status, age (provided the applicant has the capacity to enter into a binding contract), because all or part of the applicant's income derives from any public assistance program, or because the applicant has in good faith exercised any right under the Consumer Credit Protection Act.
